Fly & Buy Program

The Developers have created an exclusive program called "Fly and Buy" which includes:

  • Airfare plus ground transportation from the airport of San Jose to Jaco Beach,
  • Two night's deluxe lodging, meals and return transportation to the airport.
  • In order to apply for this program, you will need to reserve a unit with $10,000 refundable deposit. 
  • Once we've confirmed the unit reservation, based on the travel dates requested by the client, we will book and purchase the client's airfare to Jaco Beach.

If the client decides to purchase one of Wyndham Resorts & Condominiums properties,

  • Upon close of the reservation contract, the Developer will apply the full $10,000 to the property price. 
  • If the client decides that Wyndham Resorts & Condominiums is not for him/her, the Developer will credit back to the client all the Deposit . No deduction will be made for the travel expenses!
  • Please note that this program is based on flying a client from most cities around the world but if a client is already in San Jose then the Developer will only discount from the $10,000 deposit the expenses incurred.

Down Payment

30% Deposit, paid in the following manner:

  • 10% due at the signing of the Contract.
  • 10% due 3 months after the signing date of the Contract.
  • 10% 6 months after the second 10% deposit.

70% Balance Due at Closing

Option #2: (Pre-Construction Loan with HSBC Costa Rica)

Only 15% Deposit, with a pre approved loan from HSBC Costa Rica

  • 10% due at the signing of the Contract.
  • 5% 3 months after the signing date of the Contract.
  • If HSBC does not pre-approve the loan ,we require the 30% deposit outlined in Option #1

Title vs Concession, Are you buying or just leasing?

When investing in "beachfront properties" it is imperative you understand the difference between titled land and land held as a concession!

Most of the land in Costa Rica is titled. That means if you buy a piece of land, it will be titled in the National Registry under your name. But, there is an exception to this rule.

Many of us have a dream of living on the beach or having a beautiful ocean view property as a second home. What you need to keep in mind is that most of Costa Ricas ocean front land is concession. That means that the Costa Rican government owns the land and will lease it to you for a set amount of time (after which you can renew the lease).

This special situation was established by the Maritime Terrestrial Zone Law. This law states that the Maritime Zone consists of the first 200 meters after the high tide mark. The first 50 meters are the Public Zone. In this area no private development can take place. The next 150 meters inland is the concessionary zone. This land can only be leased (not bought freehold) from the Costa Rican government. You can build on this concessionary zone.
