B) PRE-CONSTRUCTION

Traditionally in Costa Rica the developer uses the purchasers money to build out the project, whereby the purchaser put up large chunks of money throughout construction and has only a small amount left to pay on closing. This is not a good position to be in if the developer does not finish the project or there is a huge punch list of deficiencies...

  • In our case, the 1 bedroom scenario is a US$3,000 down payment and US$3,000 per month until closing. At that point put up a little more cash and bring the deposit to 30% and have Scotia Bank mortgage the unit, or use any other method to pay it off you desire.
  • The 3 bedroom scenario is the same as the 1 bedroom except the down payment and the monthly payments are US$5,000 per month. EASY! DON'T YOU AGREE?
